Now Hiring: Green Building Manager
Under the direction of the Director of Capital Projects & Planning and the Deputy Director, the Green Building Manager provides quality management for planning, organizing, and directing the custodial, repair, maintenance and grounds keeping activities at Somerville High School and West Branch Library in 2021 and at all other City green buildings as they are built and/or renovated. The position coordinates closely with the Department of Public Works staff for the execution of custodial, operational and routine maintenance activities, and directly oversees outside contractors for specialty maintenance, repairs and warranty related work. The administrative responsibilities of the position are broad in scope and encompass a wide range of departmental activities. The work is performed in accordance with federal, state and local laws and regulations. The position inspects all the building’s Structural, MEP and security components on a routine basis and provides oversight for renovation and upkeep projects on City and school property. Work is performed under the general direction and review of the Department of IAM and has leeway for the use of independent judgment in carrying out the details of the work. Supervisory responsibility is exercised over custodial, building maintenance and grounds keeping staff.

- Recommends and supports the DPW Superintendent in fulfilling building assignments and work schedules for all operations, maintenance and custodial staff
- Supervises all independent contractors performing work on green building school and municipal facilities and grounds
- Develops and monitors a daily/weekly, monthly check-off list detailing custodial cleaning assignments to be used in every custodian’s job assignment
- Maintains key documents related to building systems such as commissioning documents, testing and balancing reports, fire inspections and testing documents and elevator inspection records. Also have a strong background in reading/understanding construction documents and as built drawings
- Develops and monitors a feedback system with High School Administration/Principal regarding overall safety, cleanliness and operational conditions of the building
- In collaboration with DPW Superintendent, supervises and directs custodial/maintenance services in accordance with negotiated agreements and provides appropriate feedback/communications as needed
- Performs daily monitoring of the schools/library Building Management System (BMS) to ensure all building systems are operating safely and within specified parameters and brings any concerns to the attention of management
- Performs daily visual inspections of key mechanical systems, roofs, and egress locations within the high school complex and reports any issues as needed to ensure continuity of school operations
- Conducts periodic inspections, at least once a month, of all facilities to ensure proper fire and safety procedures including inspecting the building, and grounds and works with local police and fire officials on periodic drills, fire alarm activations and trainings as needed
- Ensures that services such as pest control, rubbish removal, air quality testing, water quality testing, etc., are according to need or requirements. Also performs daily check-ins with Food Service staff and Culinary Arts to ensure all equipment and associated spaces are performing as designed
- Coordinates and manages ADA requirements, hazardous waste, and environmental air and water quality
- Assists with implementing and supervising a program of preventive and routine maintenance that includes the building’s HVAC systems, plumbing systems, lighting controls, electrical systems, security systems, fire protection systems, elevators, lifts, generators, fixed sports equipment, grounds, athletic fields, school playground, kitchen equipment, pool systems, and any other equipment and systems that need periodic maintenance or repairs
- Prioritizes, recommends and schedules maintenance projects for the school and works with the city’s preventive maintenance and controls vendor for annual and quarterly maintenance activities to ensure system reliability
- Assists High School Vocational Director with maintenance and/or replacement of vocational program equipment
- Keeps IAM and City officials informed regarding federal and state statutes, regulations, and requirements associated with his/her responsibilities, disseminates information to appropriate individuals
- Has direct contact with all vendors involved with maintenance needs and works with the Purchasing Agent regarding purchasing
- Oversees receipt, inventory, storage, distribution, and reordering of supplies
- Schedules and is present for all state required inspections, i.e., elevator, boilers, backflow preventers
- Performs other duties, tasks, and responsibilities as assigned by the IAM Staff
- Provides appropriate training programs for all faculty, maintenance and custodial staff as needed
Education and Experience
High School Diploma degree and ten (10) years of experience in General Building Supervision, including five (5) years of experience in maintenance supervision related to custodial, electrical, mechanical, carpentry, HVAC, boiler systems, building automated and building management systems. Knowledge of Sustainable Building Maintenance and Operations practices and geo-thermal systems a plus. Custodial services experience a plus. Five (5) years experience working with a preventive maintenance/work order system (CMMS) a plus. Coordinating the implementation or updating of a new building & automated control systems is advantageous. Certification in any of the following is desired: Certified Energy Manager (CEM) from the Association of Energy Engineers; Building Operator Certification (BOC) from Northwest Energy Efficiency Council. Valid Massachusetts Driver’s License required.
Knowledge, Abilities and Skill
Knowledge: Knowledge and ability to understand construction documents, demonstrate techniques of using maintenance tools, repairing machinery, ability to operate computerized related systems and ability to formulate a computerized preventive maintenance program and Asset management. Demonstrated expertise working with computers and knowledge of Windows 10 and Microsoft Office programs (e.g., Excel, Word, Power Point, et.al. Understanding of standard calculations and reporting for greenhouse gas emissions, energy use, and life cycle costing/ECM analysis.
Abilities: Ability to establish and maintain effective working relationships with staff developers, contractors and trades personnel; ability to develop innovative, cost-effective programs to monitor construction projects; ability to prepare and administer budgets.
Skill: Demonstrate effectiveness of communication between the Building & Grounds Department and various Department Heads, Principals, staff and teachers. Supervisory skills demonstrate the ability to direct and secure the cooperation of the maintenance and custodial staff. Strong written and oral communication skills for clear, concise, and effective interaction with all concerned parties related to Facilities Department matters related to maintenance & custodial services.
The work environment involves everyday discomforts typical of offices, with occasional exposure to outside elements. Noise or physical surroundings may be distracting, but conditions are generally not unpleasant. Employee may be required to work beyond normal business hours in response to attend evening meetings or complete work assignments. Often work in at construction locations. Work is performed both inside and outside and the incumbent may be subjected to loud noise and exposure to extremes of heat and cold temperatures and inclement weather. Incumbent is required to traverse uneven terrain, may be required to bend or stoop and is subject to one or more hazards such as those associated with working near heavy equipment, mechanical and electrical systems. Work environment will be moderately noisy and at times very loud due to students and staff traveling through corridors, as well as work areas such as boiler rooms.

Incumbent must be able to hear normal sounds, distinguish sound as voice and communicate through human speech. This position requires the ability to operate a keyboard and calculator at efficient speed.
Visual Skills: Specific vision abilities required include close and medium distance vision and the ability to adjust focus.
