Two Income-Restricted Apartment Rental Opportunities at 300 Somerville Ave and 124 College Ave

Mayor Katjana Ballantyne and the Somerville Office of Strategic Planning and Community Development (OSPCD), in partnership with 300 Somerville Avenue Realty, LLC and Lacourt Realty, LLC, are pleased to announce an income-restricted rental opportunity of two (2) 2-bedroom apartments. 

Located at 300 Somerville Ave. in Union Square and 124 College Ave. near Powder House Square, these apartments will be available to income-eligible households with a combined annual gross income at or below 50% of the Area Median Income (AMI).

Pre-lottery applications are available through 2 p.m., Wednesday, July 26, 2023, electronically on the City of Somerville Inclusionary Housing Program website: somervillema.gov/inclusionary-housing-program 

A complete application must be delivered to the Housing Division by 2 p.m. on Wednesday, July, 26, 2023. Applications may be mailed or dropped off to the Inclusionary Housing Program (Housing Division) located at 50 Evergreen Ave., Somerville, MA 02145 (must be received by this date, not postmarked), emailed to inclusionary@somervillema.gov or faxed to the Inclusionary Housing Program at 617-591-3235. A lottery including complete and eligible applications submitted prior to the deadline will be held virtually at 3 p.m on Tuesday, August 1, 2023, over GoToWebinar. The lottery will be streamed live, recorded, and posted on the City’s YouTube page and Housing Division’s website along with the lottery results. 

300 Somerville Ave. is a four-story apartment building in the Union Square neighborhood that includes ten (10) apartments including eight (8) 2-bedrooms and two (2) 1-bedrooms. This building also includes a first-floor commercial space. Parking is available behind the property at 321 Washington Street This property is pet friendly and permits pets for a monthly pet rent of $50

124 College Ave. is a three-story, low-rise structure near Powder House Square and .3 miles from Davis Square. It consists of two (2) formerly residential buildings that are now connected on the ground floor. The building consists of seven (7) apartments including two (2) 2-bedrooms, three (3) bedrooms, one (1) 4-bedroom one (1) 5-bedroom and two (2) commercial spaces on the ground floor. 

These apartments will be offered to income eligible households through a pre-lottery application, lottery, and income certification process. Interested renters should be prepared to proceed with an income certification. The Housing Division recommends households begin collecting their past most recent (2022) W2s, 1099s, and federal tax returns, including all schedules and pages, and the most recent three (3) complete, consecutive months of all income and asset statements. The City reserves the right to request more income/asset information during the income certification. 

These apartments are restricted in perpetuity to eligible households and subject to annual income certifications. Units may not be used for Airbnb, Homeaway or other short term rentals platforms or services and cannot be subleased. Units must be used as the primary and principal residence of the household.
